| What are the facilities available in Clubhouse? |
| The Clubhouse provides swimming pool, gym, yoga/ aerobics/ multipurpose hall, serviced apartments, games room, reading room, pool table and Jacuzzi. |

| How do we make use of the Clubhouse? |
Each flat owner and immediate family members who are staying in the flat can become life member of the Clubhouse by paying a one time membership fee of Rs.25,000/- per flat. This membership remains valid till the original purchaser occupies the flat. This membership can be temporarily offered to tenants with the intimation to the club authorities. The monthly maintenance charges for the overall upkeep and maintenance of the club shall be charged separately depending upon the requirement and the same shall be intimated before the membership fee is collected.
The clubhouse provides serviced apartments, which can be made use of by the residents for the guest on occasions on payment of additional fees, which shall be fixed from time to time. |

| How do I book my apartment in Trident's Serenity? |
| Fill in the booking application form; make sure you specify your choice of floor, number and apartment area. Enclose the booking amount of 10% along with the application form and give it to our representative or us and enter into an agreement of sale and construction with us and further 30% during registration of undivided share of land within 30 days. |

| Can I pay 100% down payment? |
| Yes, under special circumstances only. |

| How are installments to be paid is it time bound? |
Installment is not time bound, the payment is linked to the progress of construction. |

| Will there be validity for price list? |
| Yes, once the price per sq.ft. is agreed and agreement for sale and construction is entered into it will be binding on both. |

| What happens if I cancel the booking? |
| In case if you cancel the booking, then 1% of the total sale value of the apartment will be forfeited as a cancellation fees and the balance will be returned within one month without interest from the date of written request for cancellation. However after registration of undivided hare of land cancellation of the flat will not be permitted and it shall be treated as second sale. |

| Can two flats be bought and combined as one flat? |
| Under special circumstances we may agree, but it should be before freezing of all the drawings. Once the drawings are frozen no deviation / modifications / alteration shall be permitted to enable us the project as committed. |

| Are modifications permitted in the apartment? |
| The specifications and designs have been carefully worked out. Considering the number of apartments and the delivery date, customization will not be possible in the collective interest of the purchasers. |

| What about car parking space? |
| Covered car park will be available only upon payment of additional cost. Any further requirement of car park will be subject to availability at the time of possession on first come first basis at additional cost. |

| Is the title of the property clear? |
| Yes, the land is free hold, marketable and free from all encumbrances. |

| Yes, the plan has been sanctioned by the governing authorities. |

| What are the agreements to be signed by the purchaser? |
| Standardised agreement for sale and construction shall be entered at the time of booking and the undivided share of land will be registered in your name on either payment of 40% of sale value or to enable to avail the loan from financial institutions. |

| What are the additional amounts to be paid ? |
| Stamp duty and registration charges, TNEB deposits, Corporation water & sewerage connection charges, assessment charges, sale tax, service tax, corpus fund and any other charges as applicable to be paid at the time of possession. |

| Has the project been approved by HFI's for loan? |
| The project will be approved by all the leading financial institutions. |

| Who will take care of the maintenance of the development? |
| Under the overall control of Trident properties J.V a maintenance company shall be entrusted with the task of taking care of the blocks in a professional manner. |

| What is the scheme of maintenance? |
A purchaser has to pay in advance the maintenance charges for a period of six months from the date of completion of each block. Maintenance charges for the subsequent period will be collected monthly in advance after the lapse of six months.
Additionally, all purchasers will be requested to pay a sum of Rs.50,000, towards the corpus fund which will be maintained in a separate account and the same will be used for any major maintenance in future.
Both the advance maintenance charges and corpus fund contribution shall be payable to Trident Properties J.V before taking possession of the apartment.
